40 records were re-checked against the live source, field by field — all 40 matched exactly. The check reads the page the way a browser renders it, a different path from the one used to collect the data, so a collection bug could not pass its own test.
Completeness confirmed two independent ways — 26 separate alphabetical searches and a sweep of all 894 brokerage rosters both return the same population.
Cleaned, not just dumped: 7 duplicate people removed, 197 city spellings normalised to 67, names split and title-cased, malformed numbers and placeholder URLs blanked.
Zero invented data. Every value is text published by the association. The eight phone numbers that are missing a digit in the association's own records are flagged, not guessed at.

Licence numbers are the brokerage's. Individual agent licences aren't published by the association — the README shows where to get them free from Florida DBPR.
